If I recall there was a study not so long ago that showed a marked difference in overall showings. Something like an average of 22 showings per agent in 1997 compared to 4-6 showings per agent in 2010. I remember the days when my dad used the MLS book and had to show each and every property the buyers were interested in. Now they eliminate most online.

I’m going to check on Dotloops.

I have the full Adobe CS. Part of the problem with secure docs (authentisign, docusign, other services) is you can’t reduce that 2 page, full-res, color pdf from 10MB to 200K. We get emails chock full of oversize documents because the sender doesn’t have the equipment, instructions, or ability to send optimized pdfs. It isn’t that hard but I still have to go to someone else’s off-brand dropbox, sign in, make up a password, ...

Another option would be to use Adobe Acrobat. You can split documents pretty easily. It’s a little pricey but very user friendly and no need to do extra scanning – just save the files, upload them to your paperless solution and then delete from your computer.

Zillow has never sold a home, the ONLY reason Zillow has a listing on its site is because an AGENT has already found the listing first.

IN regards to commission, the BUYERS pay the commission. Just like in every retail sale.
AND YES, hiding if from buyers is a big problem for sellers. The commission is not hidden from sellers, its hidden from buyers.
